$50,000 Homestead Exemption

Miami-Dade County, Florida   After the initial filing, Homestead Exemption will be automatically renewed annually until the property is sold or until the property is no longer the primary residence. If you purchase a residence after January 1st, you typically inherit the previous owner's homestead exemption if they were entitled to it. You will be required to file a new application for homestead exemption in the subsequent year. Your homestead exemption does not transfer from your previous property to your new property. 

Every U.S. citizen or legal resident that has legal or equitable title to real property in the State of Florida and who resides thereon and in good faith makes it their permanent home as of January 1st, is entitled to this exemption.

Applicants are required to furnish their social security number, and should have available evidence of ownership such as warranty deed or a tax bill in your name. If property is held jointly by husband and wife, either party may come in to apply for exemption.  For the 2000 tax year and subsequent tax rolls a Social Security Number will be required to file and to maintain your current Homestead Exemption.  If filing an application for exemption, be prepared to provide the following proofs dated prior to January 1st from the following two lists:  

  • Any one of the following Proofs of Ownership:
  • Warranty Deed
  • Property Tax bill
  • Notice of Proposed Property Taxes
  • Homestead Exemption Automatic Renewal Receipt
  • Computer Public Value Inquiry printout

 

  • Any two of the following Proofs of Florida Residence:
  • Driver's License
  • Automobile Registration (not leased) 
  • Florida Voters registration
  • 1040 Income Tax Return filed in Florida or W-2 Form addressed in Florida
  • Florida Intangible Tax Return
  • Florida Unemployment Compensation Registration
  • Employment letter with Employer's letterhead
  • Child School report card or School letter attesting child's registration
  • Moving van receipt from another county or state
  • Doctor's letter with Doctor's letterhead
  • Church letter with Church letterhead
  • SSA-1099 fiscal year Social Security Statement addressed in Florida
  • Declaration of Domicile (or Affidavit)

 

Senior Citizens Exemption

If you have Homestead Exemption, you may qualify for Senior Citizens Exemption, which provides an additional $25,000 assessment reduction.  Some Municipalities provide a $50,000 assessment reduction.  Together with the Homestead Exemption, the assessment reduction could be as high as a $100,000.  Unlike Homestead Exemption, a Senior Citizens Exemption application must be filed yearly.

Qualification criteria is as follows:

  • You must own and reside on the property as of January 1 of the tax roll year.
  • Meet the eligibility requirements for the original Homestead Exemption.
  • You must be 65 years of age on or before January 1 of the tax roll year and provide proof of age. 
  • Have an annual household adjusted gross income of $24,915 or less and provide proof of income.
